An Open Letter to Cave Creek, Scottsdale, Carefree, Phoenix, New River and Desert Hills Residents:

If you have not heard, Walmart intends to build a 24-hour, 7-days a week Supercenter on the southern border of Cave Creek, just southeast of the Cave Creek Road and Carefree Highway intersection below the Bullington property. Rather than locating its store within our existing commercial corridor, between 28th and 34th Streets just 3 miles west on Carefree Highway, Walmart dictated to the Town that it wanted to build on the residential property abutting Olesen Road. The Mayor and Town Council are doing everything possible to accommodate Walmart’s wishes in hopes of solving their own financial mismanagement, which has consequently put the Town in severe debt.

Is Walmart the only option to solving Cave Creek’s financial crisis? No. It’s merely the only option that our Mayor and Town Council members have chosen to openly discuss with the citizens they represent. The Mayor, however, recently disclosed to a local reporter that a property tax of $108 per $100,000 of home valuation per year would completely wipe out Cave Creek’s existing debt within 19 years–and that would be without a Walmart.

When leaders don’t lead, all that happens is you go down the wrong path. Walmart is the wrong path for our artsy and cowboy community. Walmart offers low prices. Cave Creek offers a unique town quality you can’t buy at any price.

The P.R.I.Z.E. referendum has in no way delayed the building of the Walmart. In fact, Walmart cannot build their store without a site plan approval from the Town Council and the proposed sewer plant operational. Cave Creek just recently began building the sewer plant–it will likely not be operational before June of 2010 as indicated and would realistically be more like June of 2011. Walmart has yet to present their final site plan to the Town Council. Specifics of how it will look, how large it will be, how close it will sit to the neighbors, how the traffic will be routed, what business will reside on the out lot of their property–none of this has been discussed in public or approved by the Council. So the referendum absolutely has not delayed anything, but it has given the community their vote in this important matter. And hopefully, you’ve had time to read the Town’s White Paper, which suggests increasing sources of sales tax revenue, instituting a property tax, or both to pay its debts (read pages 5, 8, 16, 18, 34 and 41.)
In our not too distant past, Creekers would never have tolerated the arrogant and rude behavior being exhibited by our present Mayor and Town Council to not only our Olesen Road residents, but to our surrounding towns, who are not outsiders, they are our friends, neighbors and customers.

In our not too distant past, Creekers would never have allowed the destruction of a neighborhood to accommodate a big box retailer. In our not too distant past, Creekers would not have allowed any mayor or town council to sell out our community of spirit to greed. So, yes, Mr. Mayor, a Walmart will change Cave Creek–it already has, and it’s not even built yet.

Patronage at a Cave Creek Walmart by our surrounding neighbors is vital to the financial success of Walmart, and ultimately, to Cave Creek. In fact, the surrounding communities represent 82% of the projected Walmart shoppers. Recognizing that what Creekers decide on November 3rd will also impact you, our surrounding neighbors, and that you have no official vote in Cave Creek, does not mean you do not have a voice. If you don’t want a Walmart in Cave Creek impacting your towns and neighborhoods with traffic, noise, air and light pollution, tell Walmart that you won’t shop at their Cave Creek store.

It is imperative that Creekers say “NO” to Walmart on the proposed residential property to protect all of the neighborhoods in our unique town from up-zoning in the future. By voting “NO” on Propositions 400 and 401, you preserve the best that Cave Creek has to offer–everything.
